 Roofing Inspection Tips

It is crucial to keep your roof well maintained. Your roof is a critical component in the structural integrity of the house and in keeping your cooling//heating energy costs down. Your roof is a major component in keeping your family safe, healthy and comfortable. If needed roof work is delayed, it could result in bigger issues. Wind, rain, snow and ice are among the factors that could potentially speed up these issues. 

There are warning signs that you can look for to see if you need roof repair or a new roof. First, inspect from the inside of your house:
1. Look around your attic for signs of leaks and water stains. Inspect for daylight coming through the roof boards. Next, inspect the interior walls and ceilings of your house for leaks and water stains. These leaks and ongoing water damage can create mold, rot and other major damage. Preventing this is detrimental to your family’s health and the structural integrity of your house.

Next, from the safety of a window or from the ground with binoculars, conduct a visual inspection of your roof. DO NOT WALK ON THE ROOF YOURSELF. Walking on the roof is dangerous and should only be done by licensed roofing contractors.
1. Inspect for shingles that are curling, cracking, missing or loose, These are weak areas where water can penetrate and cause leaks. Wind, rain, shifting snow and ice can move loose shingles.
2. Inspect for granules falling off of asphalt shingles. This can be seen with bald spots on the shingles or excessive granules in the gutters. The granules protect the shingles and make them waterproof. 
3. Inspect for mold and rot on the roof. They can mean moisture damage making the roof susceptible to leaks. 
4. Inspect your chimney flashing. If it consists of roof cement or tar, you may need to replace it with a long term, water tight, metal flashing system.
5. Inspect your roof valleys. If they are missing or falling apart, you could be susceptible to roof leaks. The roof valleys are a crucial part of a roof.
6. If your asphalt shingle roof is older than twenty years, it should be routinely inspected for damage.
